Once we understand your property investment strategy, we will then source the deals that are right for you. Whilst we take a proactive approach to sourcing deals, we are also offered property deals every single day. Our investment funnels will determine if the deal meets with your chosen strategy. But is doesn’t stop there! – we’ll negotiate the deal for you. Aside from sourcing direct from vendors we will also target properties in property auctions as these can still deliver some of the best off market deals.
Buying a property in need of a light refurb or a full schedule of refurbishments means that we have the opportunity to really add value. We will design and project manage the renovation schedule in-line with your property investment strategy, having your profile tenant always in mind. So for a every £1 we spend on refurbishments we expect a 1.5X, 2X or even 4X return for you. We work hard to keep refurbishment costs down and offer a fixed price schedule of works.
Letting your property is the final stage to demonstrate the yield on your investment, which is why we provide a full lettings management service through our Lettings Agency. SG Lettings will manage your property, whether it be a Single Let, Multi-let, HMO, Shared House or Student House. We have developed the systems, processes and procedures to manage these properties for you and ensure properties are effectively maintained. We pro actively manage your investment to reduce your void periods and increase your rental income.
